对于天价中介服务费，国家部委终于出手了！
5月8日，住房城乡建设部、国家市场监督管理总局联合发布《关于规范房地产经纪服务的意见》。
《意见》对中介服务机构提出监管要求，明确经纪服务内容，合理降低房屋销售、租赁经纪服务费，对中介服务实行明码标价，严禁操纵经纪服务费。
我个人认为，这个规范意见如果能够严格执行，对于当前的中介服务市场将会产生很大的影响。
下面我们简单解释一下关键术语
1、明确经纪服务内容
这个要求很容易理解。 现在很多中介公司的员工并不会告诉你中介服务包括哪些流程和服务。 你挖了一个坑，所以你要支付额外的服务费。
比如说前段时间长清发生的事情。 由于中介的操作，二手房的实际成交价格与登记价格存在差异。 成交价高，注册价低。 有两份合同，一份是注册合同，另一份是第三方合同。 保留并备案低价的原因是为了减少税收。 这时，中介就会以“帮你省钱”的名义，要求买家额外支付服务费。 买家只能接受，因为如果按照实际价格交税，肯定会低于实际价格。 服务费要贵很多。 但买家却感觉很痛苦。 这么大的费用他已经提过了，所以他已经做好了准备。 一下子交几万的服务费，谁都很难。

2.合理确定经纪服务收费

3. 阶梯定价

4、买卖双方共同承担中介服务费用
《规范意见》提出，引导交易双方共同承担经纪服务费用。

5、严格执行明晰定价

六、具有市场支配地位的房地产经纪机构不得滥用市场支配地位，收取不公平的高价经纪服务费。
目前长清市场2%-3%的中介服务费标准大多是强制性的，买卖双方没有讨价还价的空间。 现在新的《规范意见》已经发布，直接指出了这个问题。 那么下一步监管肯定很快就会落地。 至于一些平台强制参与中介公司实行统一收费标准的情况，估计主管部门很快就会采取行动。
七、二手房交易也必须实行资金监管
